Leaders of the Pack: Leading Real Estate Companies in the Carolinas


REAL ESTATE AGENCIES THROUGHOUT North Carolina and South Carolina have earned the right to be listed among the Leading Real Estate Companies of the World, polishing their stellar reputations through decades of offering their clients the best properties and the best service. The people who run these prestigious companies are well aware of the important role they play. After all, home purchases are typically the largest investment Americans make.

There are more than 9,900 real estate agencies in South Carolina alone, so standing out in the crowd requires extreme dedication to their clients. These companies hold customer service to a high standard and provide multifaceted options such as mortgage lending, insurance and relocation services. Going above and beyond their customers- expectations is one of the best ways to attract repeat business and referrals.

Pat Riley, president and chief operating officer of Allen Tate Realtors, which, based on sales, is the number one realty company in the Carolinas, explains that people should look for a realtor they can call anytime. Allen Tate has been in the business for more than 50 years and represents 52 locations throughout the Carolinas, from Raleigh to Greenville. The area continued to be a real estate hot spot, even through the downturn that has affected much of the nation.

"Generally, we in the Carolinas did not participate in the market change that the rest of the country has suffered until last fall, which means we-ll be the first ones out," states Riley, who is also president of the Charlotte Chamber of Commerce. He says appreciation in the marketplace was kept under control, and, thus, the Carolinas have seen a 15 to 20 percent increase in home sales.

Some claim this is the best buyers- market, or at least should be, in 35 years. Riley feels that people who are sitting tight because of high gas prices and the upcoming presidential election are missing out. "If you have a good job and good credit, you should be buying. Don-t listen to the national media," he suggests.

Carolina One Real Estate is a market leader with greater sales than its eight best competitors combined and has served Charleston, Berkeley and Dorchester counties in South Carolina-s Lowcountry for more than 45 years. Patty Scarafile is the chief executive officer and president of Carolina One, which has 15 offices and nearly 1,000 associates. Her opinion of the downturn in the real estate market is that "It was a necessary adjustment. We now have a lot of sellers who are placing their homes on the market for reasonable prices. We have seen it hit bottom, but we are in a gradual upturn."

It has been relatively easy for these seasoned companies to weather the real estate storm that barely touched the Carolinas. "The entire Southeast is an attractive place to live, so it will always fare better because of culture, history, climate and a diverse economy," Scarafile explains.

Aside from tracking the ever-changing market, these real estate companies concentrate on guiding their agents to continue placing the consumer first.

"Every decision made for our company is made only after we ask the question of whether it is good for our customers," Scarafile says. "If we decide we-re going down the wrong path, and it isn-t positive for our consumers, then we change."

Carolina One strives to hire selectively and is "consistently providing information through classroom training, guest speakers and company meetings" to give its agents an extra edge.

"The biggest value we require of our agents is trust because as a company we build on our collective strength, one buyer and one seller at a time," Scarafile says.

Bill Baldwin, director of sales and marketing at Dunes Marketing on Hilton Head Island, South Carolina, a 25-year veteran of the real estate industry, agrees.

"We have really strong communication with our agents, which makes them more knowledgeable and competent. We have ongoing training at least once a week," he says.

This regular training, combined with "high-profile office locations near heavy foot traffic," are what make Dunes Marketing unique. The company has placed its six offices and 115 associates so that they can capture a good portion of the 2.5 million visitors who travel through the area every year.

Meg Albertson, vice president of marketing for Cora Bett Thomas Realty & Associates, states that the company-s success is based mainly on the talent and accomplishments of its top management.

"Cora Bett has always been a wonderful leader by going through continuous training and making sure all of the agents are well-trained, as well," says Albertson, adding that the best agents look at real estate as a career rather than a job.

Membership in the Leading Real Estate Companies of the World is a high honor, encompassing nearly 700 firms, 5,500 offices and 170,000 agents worldwide, according to statistics on the organization-s Web site. As the world-s largest network of independent real estate companies, its member firms have generated almost $379 billion in sales in the United States alone.
